Manufactured home warranties: what is covered and for how long
A new manufactured home typically comes with at least a one-year limited manufacturer warranty covering defects in materials and workmanship, including the factory-installed plumbing, heating, and electrical systems, and better builders go well beyond that. The manufacturers we carry, Champion Redman and Clayton, both back their homes with a 7-year limited warranty. Factory-installed appliances carry their own separate manufacturer warranties.
The layers of coverage
- Manufacturer warranty: at least 1 year industry-wide on materials and workmanship; among the brands we carry, Champion Redman includes a 7-year limited warranty and Clayton a 1-year limited warranty
- Appliance warranties: refrigerator, range, water heater, and HVAC covered by their own makers’ terms
- Installation / setup work: covered by the licensed contractor who set the home, not the factory
- Extended structural warranty: optional third-party coverage that can run up to 10 years
How to protect your coverage
Register your home and appliances promptly, keep your purchase and installation documents together, and report defects in writing as soon as you find them, well before your warranty period ends. Most warranties also require the home to be installed and maintained per the manufacturer’s instructions, so unapproved modifications can void coverage.
