How long does it actually take, from showroom visit to keys?

The single most common surprise in this process is the timeline. The factory build itself is fast, often a matter of weeks. What stretches the calendar is everything around it: financing, permits, and getting your land ready. Here is the honest version, phase by phase.

1. Discover and design

Visiting the showroom, choosing a floor plan, and configuring your options. This moves at your pace. Some buyers decide in a weekend; others take a couple of months comparing plans and walking their land.

2. Financing and order

Getting pre-approved, finalizing your configuration, and placing the factory order. Financing is the most common place this phase slows down, so starting your loan conversation early is the best thing you can do for your timeline.

3. Permits and site prep

Pulling permits and preparing your land: the pad or foundation, utilities, and access. Permit review times vary widely by jurisdiction, and site work depends on your parcel. This phase and the next often overlap.

4. Factory build

Your home is built on the production line, indoors and on schedule, insulated from the weather delays that affect site-built construction. This is the most predictable phase of the whole project.

5. Delivery, set, and finish

The home is transported, set on its foundation, joined (for multi-section homes), connected to utilities, and finished with skirting, steps, and trim. A final inspection clears it for occupancy. Then you get the keys.
